Brokerage & Setup

We'll need to be added to your MLS as an unlicensed assistant. We use it once, then create our own logins.

Preferred Vendors & Compliance

e.g. 'Tabitha at Tabitha's Title' is enough — we'll look them up.

e.g. 'Larry at Larry's Loans' is enough — we'll look them up.

DotLoop, SkySlope, etc. If your front desk handles compliance for you, just write 'office handles it'.

Service Agreement

Twin Cities TC Service Agreement

  • Twin Cities TC is not a licensed real estate entity — Agent assumes responsibility for any third-party claim arising from the Services.

  • If Company drafts documents and the deal closes, Company must process the file — otherwise a $350 per-file processing fee still applies.

  • The agreement starts on acceptance and either side may end it with 7 days' written notice. Pending cash or appraisal-satisfied transactions carry a $150 cancellation fee.

  • Agent must personally review and approve every document before it is sent for signature.

  • Company is strictly a transaction coordinator and will not negotiate or advise on price, terms, or motivations.

  • Even after termination, any services Agent requests in good faith are still owed and invoiced under the published fee schedule.

  • Company keeps all sensitive information confidential, will not share with competing agents, and stores files encrypted for the 7-year statutory period.

  • Agent agrees to defend and hold Company harmless from a broad range of claims tied to the Services, third-party information, document errors, or breaches.

  • Company's maximum liability is capped at the value of the file(s) at issue — a maximum of $350. No special, consequential, incidental, or punitive damages.

  • You consent to receive marketing communications from Utility Connect about utility setup services. You can opt out at any time.

We keep your card securely on file to pay invoices.
